Specific Property Exposure
Sunroom will send emails blasts about specific properties to renters with matching search filters like location, price, etc, or with updated information like price drops. These property spotlight emails ensure we're getting as many relevant renter eyes as possible on your listing.
Close Qualified Renters Quickly
When a renter inquires about your property through contacting us or even if they bookmark the page on any of the listing sites, the Sunroom support team will respond as soon as possible. We also have automated text sequences set up to encourage renters to explore the listing in more depth and tour the property.
On the Sunroom listing page, the renter can see a comprehensive glimpse of the property, including home details, photos, qualification criteria, move in dates, pet policy, cost of moving in, etc. This renter-centric page helps renters quickly determine if they are pre-qualified to apply and if the property is a good fit for their move-in dates and other needs and preferences.
Driving Tours and Tour Feedback
The Sunroom support team actively checks in on and nudges interested and relevant renters to move forward. After a renter expresses interest, we encourage them to tour the property.
Once the renter has toured, we follow up and encourage them to provide tour feedback and apply to the property if they're still interested.
We also contact and nudge buyer side agents who have toured the property with their clients to submit feedback and nudge them to apply.

Accelerate the application and lease execution process
The Sunroom application process is extremely easy and streamlined for renters. It's easy and quick to apply online through the Sunroom Renters mobile app, which is available for iOS and Android.
Renter Experience
Renters who apply through Sunroom will see a rental application tracker in their profile. Here the renter can track the status and next steps for their applications in progress. Sunroom sends nudges via text and email to remind them to complete each next step in the process.
Sunroom Leasing Ops Team
Sunroom has a team specifically dedicated to reviewing applications, tenant screening, and helping renters complete the application process. Sometimes renters express interest to apply or start to apply but then get hung up on something that keeps them from submitting a complete application. Our leasing ops team helps renters complete their applications by answering questions about uploading pay stubs, providing evidence of previous address and employment details, getting the entire household to apply, etc.
(Note: All members of a household who are over 18 years old must submit an application in order for it to be consider complete.)
To process a renter applicant, the Sunroom Leasing Ops team first conducts a credit check. Once the credit check clears, they prompt the renter to complete the full application. The team checks for any errors and gets them resolved directly with the applicant. Once an application is approved by Sunroom, we deliver it to you and your client to review and approve.
Our Leasing Ops team is also responsible for collecting the security deposit and drafting the lease. They check in regularly to keep both parties (renter and landlord) motivated to finish and arrive at a completed lease execution and move in.
