2 Market Property Options

Below we outline what is unique to each option. You will be prompted to choose an option every time you submit a new property through Sunroom. At the end of this article, we outline what is included in every option.
Option 1: Stay Involved
What does it mean to ‘Stay Involved’?
This option is closest to a co-listing. Sunroom is doing most of the work, but you are still the one communicating directly with your client.
- You send updates to the client
- You work with the client to set the rent price
- You get the listing agreement signed
- You leave a key at the property
- You and your client review and approve applications
- You receive payment from your client & send Sunroom our cut
Why would I choose to stay involved?
What does this option cost?
The 'Stay Involved' option is less expensive than the 'Take Me Out' option, because you are maintaining some of the communication. Costs vary for each partner and you'll see the cost details before submitting a property. You collect your commission from your client and pay Sunroom a percentage of the first month’s rent at lease signing. (Sunroom is responsible for paying the buyer’s side agent and marketing costs.)
What do I have to do when I choose to 'Stay Involved'?
Once you choose to stay involved, we will ask you to fill in the details about the property, confirm the rental price, and get the listing agreement signed. You are responsible for leaving a key at the property so that we can kick off the property setup. Read more about submitting a property and property setups here>
You will get Sunroom notifications and updates as the property goes live. Once the property is live, you'll receive real-time updates about leads, tours, tour feedback, etc. Your client will not receive any of this communication unless you opt in for them or share it with them.
Option 2: Take Me Out of the Process
What does it mean to 'Take Me Out of the Process?'
This option is closest to a referral. Sunroom works directly with your client, but you still have visibility into the entire process.

- Sunroom coordinates with your client to leave a key at the property
- Your client reviews and approves applications
- Sunroom handles the entire operational process
- Sunroom bills your client & pays you your cut
Note that Sunroom is a leasing-only brokerage. We will never do any home sales and will never solicit your clients to help them with home buying or selling.
Why would I choose to be taken out of the process?
What does this option cost?
Costs vary for each partner and you'll see the cost details before submitting a property. Sunroom collects the commission from your client and pays you a percentage of the first month’s rent at lease signing. This cut depends on market location and commission details you select when you submit a property. (Sunroom is responsible for paying the buyer’s side agent and marketing costs.) What do I have to do when I choose 'Take Me Out of the Process'?
Once you choose to be taken out of the process, we ask you to answer a few questions about the property and your client contact information. Sunroom will take it from there. We immediately send an invitation to your client (the landlord) to fill in the rest of the property details. Your client will make their own account in Sunroom and they will get Sunroom notifications and updates. Once the property is live, they receive real-time updates about leads, tours, tour feedback, etc. We will get the listing agreement signed, confirm the rental price, and kick off next steps for property setup. You will still be kept in the loop, but you won't need to take action.
